Spanish property as an investment

Gross yield is a marketing number. What decides whether a Spanish property works as an investment is net return after tax, fees, vacancy and the cost of getting your money back out.

Gross yield versus net yield

Gross yield divides annual rent by purchase price and ignores everything that actually happens to a property: community fees, municipal tax, insurance, management, repairs, void periods and tax on the income. Net yield accounts for them. The gap between the two is routinely wide enough to change a decision, which is why every yield figure on this site is presented as both, with the deductions itemised.

Letting regulation is local

Short-term tourist letting in Spain is governed at regional and municipal level, and in several markets it is restricted, licensed by quota, or subject to community consent. A property's investment case can depend entirely on whether a licence exists, whether it is transferable, and whether the building's own rules permit letting at all. Treat any projected tourist income as conditional until the licence position is confirmed in writing.

Total return, not rental income

A complete assessment adds acquisition costs to the capital employed, subtracts exit costs from the eventual proceeds, and treats capital growth as an assumption you choose rather than a forecast we supply. Currency and cross-border exposure

If your income and your liabilities are in different currencies, exchange rate movement is part of your return whether or not you choose to manage it. The same applies to transfer costs on each rental payment repatriated. These are ordinary, quantifiable items and belong in the model rather than in a footnote.
